Reference period of change - the second quarter 2026

For the September 9, 2026, release, the average paid rent for occupied private rental apartments in 18 census metropolitan areas (CMAs) was added, covering the first quarter of 2019 to the second quarter of 2026 for apartments by number of bedrooms. This new paid rent estimate represents a moving average of the three most recent quarters.

Reference period of change - the first quarter 2026

For the June 9, 2026 release, the average asking rent estimates were added for the combined all Census Metropolitan Area (CMA), covering the first quarter of 2019 to the first quarter of 2026. These estimates are available for all apartments and for houses with three bedrooms or more. Modelling techniques were applied to adjust the estimates for the second and third quarter of 2025 for the combined all CMA. As a result, these adjusted estimates should be used with caution.

Reference period of change - the fourth quarter 2025

For the March 11, 2026 release, the average asking rent estimates for two-bedroom and three-or-more-bedrooms houses have been added, covering the first quarter of 2019 to the fourth quarter of 2025.

Regarding the estimates for houses in the second quarter of 2025, the average asking rents were estimated using linear interpolation only, as the data from one of the platforms was not available.

Reference period of change - second and third quarters 2025

Estimates for all census metropolitan areas (CMAs) for the second quarter of 2025 should be used with caution because data from one platform were not available. The average asking rent for apartments was estimated with a regression model, using listings from other platforms when possible, as well as interpolation techniques. Meanwhile, the average asking rent for rooms was estimated using only linear interpolation.
Some estimates for the second and third quarters for the Calgary CMA are not available. The data published for this CMA should be used with caution, as they were modelled using a smaller sample of listings.

Reference period of change - first quarter 2025

On June 25, 2025, Statistics Canada published experimental estimates of the asking rent of available rental units listed on major rental platforms in selected Census Metropolitan Areas (CMAs) in the 10 Canadian provinces.
